We have been representing the Multnomah Athletic Club (MAC) for the past 13 years in all its real estate-related matters. The MAC has acquired various properties near its main campus facility, including overtime an entire city block referred to as Block 7. Back in 2013, the MAC entered into a development agreement with Mill Creek Residential Trust for the development of Block 7 with an apartment complex which would also provide the MAC with an additional 225 parking spaces. That project required a rezoning of Block 7 which politically wasn’t feasible and the project was shelved. With changes in the City of Portland’s zoning code, the project was renewed at the end of 2019, and the development agreement was revised by our real estate team along with various documents, including a construction ground lease and commercial condominium documents. The project was recently approved by the City Council, by denying an appeal from the neighborhood association from the design approval. The project is now a 17 story apartment building that continues to provide 225 parking spaces for the MAC, which will be connected to the existing MAC garage through an underground tunnel, the lease from the City was also negotiated by our real estate team.
The MAC is a private social and athletic club covering 600,000 square feet making it the largest indoor athletic club in the world with 22,000 members and 600 staff. Facilities include three swimming pools, three gymnasiums, three restaurants, ten private dining rooms, and parking for 600 cars.
